Can you clarify a point, Skook? Is that 123 active listings at the peak in August, or 123 distinct properties over the year?

Either way, can't be encouraging to the sellers.

Also... Check out 8409 Redroofs, now down to 2 250 000. Do you have details on price and listing history? Gary Little shows it as 350 days on market, but I recall a while back it was at 1300+ days on market. Guess that it finally dawned on someone that almost 4 years on the market wasn't sparking any interest. Do you know what it takes to reset Gary's days-on-market?

It's certainly worthy of note as an financial disaster for someone. It was apparently an unsuccessful B&B for a little while, then for sale for many years.

I was wondering before I posted if I should work on the wording to make it clearer but I didn't - busted! It is 123 distinct listings. Those dates in August peaked at 112 and then I added on the properties sold to that date for the 123 total. Of course, that figure doesn't include any "exclusive" listings and there may have been more than a few of those, too.

As for 8409 Redroofs, you’re right it was a B&B. It was called ‘Stonehaven Boutique Beachfront B&B’ and the last TripAdvisor review is dated June 2011. The image below will likely offer a clue as to why the B&B was history after that summer.

It does have a listing history; however, I personally didn’t keep track of it. I follow very few listings. So, liking a challenge I googled it and was able to get that history back to May 17, 2013. At that time, it had an MLS V956925 listing number and the listing price was $2,499,000.

I found it www.issuu.com. You want to click on the ‘RealtyLink North Shore May 17, 2013’ issue and go to the Sunshine Coast listing column. This listing info is verified via a September 2013 Harbour Spiel (Pender Harbour monthly magazine) real state ad that I show below.

Guess who owns that house? Google gave me the answer, too – Realtor Valerie Green of The Green Thompson Group. She’s the one on the far left. She might have got her licence back in 2011 which could explain why she shut down the B&B. She obviously appreciates the true value of that property and thus is not willing to go any further than that 10% price drop since May 2013. Am I right?? LOL.

As for your last question, Gary Little’s ‘Days on Market’ resets only when a property is relisted and given an up-to-date MLS number which makes it all nice and spanking new and that ugly old days on market history is gone, gone, gone unless you get "skooked".
