”Below Assessment” ”Motivated” ”Foreclosure” Index (4 posts)

    I thought it’d be interesting to create indexes that measure the # of “Below assessment”, “Motivated”, “Foreclosure” etc, in relation to total inventory at the time.

     

    Index value is expressed in percentage

     

    Oct 16, 2011 (TI=16815)

    Below Assessment = 309    Below Assessment Index = 1.8%

    Motivated = 282   Motivated Index = 1.7%

    Foreclosure = 30

    Court ordered sale = 59

    Foreclosure & Court Ordered Sale Index = 0.5%

     

    Jan 3, 2012 (TI=10671)

    Below Assessment = 197  Below Assessment Index = 1.8%

    Motivated = 184  Motivated Index = 1.7%

     

    Jan 20, 2012 (TI=12764)

    Below Assessment = 294   Below Assessment Index = 2.3%

    Motivated = 224  Motivated Index = 1.8%

    Foreclosure = 27

    Court ordered sale = 55

    Foreclosure & Court Ordered Sale Index = 0.6%

    This is a great idea, so far everything looks pretty flat with a slight rise in foreclosures. Did you miss the count for those on the third?

    How frequently do you plan on updating this?

    Yes I did miss the Jan 3rd foreclosure count..  I had been posting these counts on a Chinese forum randomly every couple months since summer 2011 but didn’t think of correlating these numbers to Total inventory.  Thanks to paulB’s daily stats, we can keep track of these Indexes “live”.

     

    So far the more dramatic change to the indexes is the rise in “Below Assessment Index”, going from 1.8% to 2.3%.  But as I cautioned, the search engine seems to only look for the word “Assessment” but not “Below”..  although most listings that mention the word “Assessment” usually are “below assessment”.   One reason this “B.A.I” is up may be correlated to the recent release of assessment numbers, causing people to quote the assessed values of their properties.  I do expect the “B.A.I.” to trend up in 2012 when more people find it difficult to sell at the assessed values (which were based on July/11 values – ie. historic peak of Greater Vancouver housing price).

     

    I plan to update these Indexes every month or two.  But anyone interested in this can do it themselves by searching those fields at EcoRealty and then correlating with paulB’s daily Inventory stats~!
