The 2014 Sunshine Coast active listings totals are beginning to get very interesting. Here are the totals for the end of December 2013, and the beginning and end of January and February 2014. I check and record the listings on a daily basis but have decided to just post the beginning and end of the month’s figures in my forum posts. Every month begins with a large drop as listings expire and then they slowly get relisted as the month proceeds.

I first began tracking active listings on April 9, 2013 and you can see the numbers for that date on the right above. Note the total for detached “houses” - 581. That same detached listing total occurred this year on February 24th - close to a month and a half earlier than last year. To determine if this is truly noteworthy, I pulled the REBGV Sunshine Coast Detached Listing charts as far back as I could which was for October 2011 which offered info back to October 2010. That chart is included in the image below along with the charts for January 2012, January 2013 and January 2014.

What I see in these charts is that in the past there has usually been a steep decline in listings from September to December but 2013 breaks the pattern. In 2011, the 580 mark was reached near the end of April, in 2012 and 2013 it was reached near the end of March. In 2011, peak listings occurred in July; in 2012, it was August; and, in 2013 it was June. I think this year we will see that peak arrive much sooner.

Now, the 30 homes in a Sechelt development that hasn’t even been built yet (Silverstone Heights) were thrown up on MLS near the end of November and did have a small impact that month; however, overall I think those listings can be ignored.

My thought is that as of the end of August, 2013 to the present there are many more SC homeowners who feel they absolutely have to sell. It could be due to the loss of jobs especially in construction; it could be many are finding their $500,000+ mortgage makes life not worth living as they rack up personal debt loads just to buy the essentials; or, it could be that those in their 60s & 70s are getting very concerned about the continuously dropping SC house values and figure they better get out sooner rather than later. No doubt, it is a combination of all three.

Yes, 2014 is going to be a very interesting year ahead on the SC. Oh, and as of today, Feb 28th, there are now 590 detached homes listed.
Detached home listings reached 641 today. Last year, that level was reached on May 1st.

That total includes 84 $1mill+ detached listings. The month began with 73.

Momentum is also picking up for vacant lot listings. Complete update to come at the end of month.
March 2014:

Here are the active listing totals for the end of February; beginning and end of March; and, the beginning of April.

There is always a significant drop on the 2nd of the month as listings expire, but they're generally relisted fairly quickly.

The drop for April would have been far higher but for today's 13 new detached listings which include 3 new '$1mill+' properties.

The number of detached listings are over a month ahead of last year. March ends with 647 detached listings and that number wasn't reached until May 7th in 2013.
