2015 Sunshine Coast “$mill+” Property Sales - Skook - 04-16-2015

You have to admit that $million plus property sales on the Sunshine Coast are very consistent. Year-to-date sales are exactly the same over the last four years – 3.

The one sale in January was up in Pender Harbour - a 1,400sf 3bed, 1bath waterfront home on 10 acres purchased for $2,500,000.

This leaves the two sales in March. One involved a 3,900sf 4bed, 2½ bath home on a 0.8 acre Sechelt waterfront property with a selling price of $1,160,000. The other sale occurred outside Gibsons up above the Langdale ferry terminal: a 10 year old 22,319sf 12bed/7bath “chateau” on 54 acres going for $6,600,000. Yes, it did go through numerous price drops over the last few years.

As of today, there are 95 "$million+" properties listed. The month began with 84.

Apr-May, 2015 ‘$1mill+’ Property Sales

I suppose if one had to choose a sole indicator that the SC market has turned you might be tempted to pick million dollar property sales which have gathered momentum over the last three months. Year-to-date sales (Jan-May) are up +50% versus both 2014 and 2012 and +200% compared to 2013.

In April, all three sales involved waterfront properties with one being close to a 4,000 sf, 4bed/4½bath home sitting on a 0.50ac lot on Gower Point Rd in the Gibsons market area. A second sale was a 2,020sf, 3bed/2½bath home sitting on almost 1.50ac in Roberts Creek. The final sale was up in the Garden Bay in Pender Harbour and had both a commercial element ( Fisherman’s Resort & Marina) and residential element (owner’s 6yr old, 3000sf, 3bed/3bath craftsman style home and a detached double garage with a studio/guest suite above it – I’m talking real quality here). This last property was originally listed back in March 2014 at $2,850,000 with a price drop to $2,675,000 the following October. It was relisted at that last price in March 2015 and sold the last week of April for $2,485,000 for a total price drop of $365,000 or -12.8% from the original 2014 list price – not bad.

May saw five waterfront and one waterview million dollar plus detached home sales. One sale was in Gibsons (waterview), two in Roberts Creek, one in Sechelt and two in Halfmoon Bay. Property size from 0.40ac up to 1.00ac, home size from 1,280 to 5,065sf with final sale pricing form $1,038,000 to $1,875,000.

June – July 2015 SC ‘$1mill+’ Property Sales

Whoooeeee, look at those sales numbers! At this pace, 2015 will double 2012 sales and then some for good measure. I ask you, does life get any better than this?

Life is so good when it comes to mill-plus sales that we’re seeing a flip. In June last year, a property at 4155 Browning Rd in Sechelt sold for $2,635,000 (V1062073). I mentioned that sale in my June 2014 stat post and included these pics...

Well, it’s back on the market again...and I am sure there were lots of upgrades to justify the +33% price hike. Unfortunately for the seller, no one is convinced since its still lolling around the pool after 63 days.

In June, the sales were split among 3 market areas: Gibsons (2), Sechelt (1) and Halfmoon Bay (2). Sales price went from $1,020,000 to $1,795,000 – with that low and high both in HMB.

In July, two markets divided the sales with Gibsons the winner at 3 and Sechelt mopping up with 2. Sale prices went from a low of $1,022,000 to a high of $2,380,000 - both in Gibsons.

August 2015 SC “$1mill+” Property Sales

The carriage trade stopped to catch its breath in August with only two sales to boast about and Halfmoon Bay claims them both. One was on Anderson and the other on Truman and both were waterfront – of course.

Can’t beat that 2015 year-to-date figure: up +118% compared to both 2013 and 2014. Much too sexy.

September – October 2015 SC “$1mill+” Property Sales

Sales took a bit of a breather in August but doubled up in September. The 4 sales were shared amongst all but 1 of the SC’s five market areas. The most expensive sale closed at its last nice HAM list price of $1,588,000...oh, those lucky 8s...on a 28-year-old...oh, another 8!...waterfront property in “the bluffs” area of Gibsons. Judging by the pics and Vancouver standards, this was practically giving it away.

Speaking of giveaways, how about the 37-year-old waterfront home sitting on 10 acres on Buck Otter Rd in Halfmoon Bay that closed at $1.1mill; or, the 55-year-old waterfront rec property nestled amongst 22 Sakinaw Lake acres up there in cheapo Pender Harbour that went for a tad above $1mill. Bringing up the rear, was a Roberts Creek home sitting on a mere 2.5 acres that closed at the same price as those Sakinaw Lake acres...$1,050,000.

I wonder if any of these properties were bought with an American Express card? As an aside, I have always admired Modigliani. Truly. Rolleyes

October had measly one sale – not even worth taking about. A 5,000sf, 3-year-old, 4bd/3 ½ waterfront property on 1 acre in Francis Penn up in Pender Harbour that went on the market in November 2014 at $2,498,000 – in your dreams! We're talking cheapo Pender Harbour here, remember! By mid-August 2015 it had dropped to $1,960,000. It sold for $1.8 – I wonder if it was the Kijiji or Craigslist ad or the "8" that finally did the trick? In all likelihood, It was probably the foreshore lease that nailed it. You can check it out this baby on the June 2 Facebook post (you know they’re anxious when they load that many pics).

November 2015 SC “$1mill+” Property Sales

November closed with 3 million dollar detached property sales. Well, that sure beats every other November since 2012...LOL. Look at those year-to-date sales figures year-over-year – up +129% vs both 2014 and 2013. Let the good times roll!

This month’s three sales were all waterfront properties and all were in the Sechelt area. The lowest came in at $1,050,000 for a 21-year old Sechelt Inlet Rd home sitting on 1.7 acres. The highest at $1,575,000 was Sunshine Coast Highway address on a piddling 0.22 acres but the house was only 5 years old so lots of stainless steel in the kitchen and granite countertops in all 3 bathrooms. Here, have a peak and turn on your speakers for the full effect – interesting ‘pagoda’ style crossbeams, but not impressed with the view from the water...boring.
