RE 'Magical' Marketing Award

RE 'Magical' Marketing Award
After exploring the websites (old version and new version) for a proposed Sechelt development, I felt a new category was needed for the possible end of year VanPeak Real Estate Awards.

I am suggesting this Award be called - The RE ‘Magical’ Marketing Award - and there is only one submission rule:
  • Snag an artist rendering of the proposed development from the project’s website or scanned from its marketing materials and do a ‘reality check’ by comparing it to what is actually ‘on the ground’ either using Google Earth, your own on site pic or, an image from the development’s own website (like updated construction pics).
My ‘kick-off’ submission is that proposed development mentioned above which is located in East Porpoise Bay and its developer is the Vancouver-based Onni Group. When it was first proposed, the development was called Waterfront at Porpoise Bay - I kid you not! - and its original website is still up and running (for now)…duh. Fast forward to 2013, the plans have been rejigged and it’s now called Edgewater at Porpoise Bay offering a new website.

Right, let’s get busy…on the left, is the development’s rendering from the 2007 website and what I noticed immediately in this ‘magical’ mock-up was the ‘magical’ mountain behind the townhomes. In the 2013 rendering on the right, the developer has performed his own reality check and the area behind the homes is as it should be: "flatter than pee on a platter" as gramps would say.

The initial website also presented a development location map (which is omitted on the new website). This map is wonderful and to appreciate it fully I strongly recommend scrolling very slowly and not jumping too far ahead.

So, what message does this 'disneyesque' map convey? Here is my take…that the development is the sole occupant of a vast, undeveloped shoreline offering two boat launches, two float plane landing locations and a single noteworthy diving spot.

Surrounding the development on shore are verdant, empty pasturelands save for the three necessities of life: a park, a golf course and a hospital. (Yep, even back in 2007, developers felt they had to mention the hospital...Zzzzzzzzzzzzz).

Now, the reality check…drum roll please…

Well, my golly, gosh.

Damn, more ‘aggravating aggregates’ stuff and look at all the housing development - both must have happened since 2007, you guess? I think we need a closer look.

Just as I thought, there yonder on the other side of Sechelt Inlet Rd are the settling ponds for the wash plant at Lehigh Materials’ Sechelt open pit gravel mine which is the largest in Canada; and, by the way, those ponds are likely from 50 to 100 feet or possibly more above sea level.

June 10, 2013 Update:

Oops, Skook bad - there is a location map on the new Edgewater at Porpoise Bay website and like its earlier counterpart it, too, is 'magical'.

First, it should be noted with this updated map the development location is wrong - the 2007 map was accurate. The development does remains the sole occupant along that undeveloped shoreline. There are still two float plane landing locations and there are still two boat launches but one has been moved to Trail Bay. The diving location has been lost.

On shore, the verdant pasturelands remain as does the park and hospital; however, there is now a second golf course somewhere off to the east and there is a strong possibility of finding a ferry by heading south along a major road.

It should also be noted that the developer has made a major concession with this map by indicating the the existence of two schools and a 'Sechelt Shopping District' thus acknowledging the presence of a significant number of other inhabitants and, thus, other developments - somewhere.

June 11, 2013:

ROFLOL...the original Waterfront at Porpoise Bay website is no more!!! I knew it wouldn't take long before...poof. That web address now connects to the Edgewater site. Do you think they followed all the new visits back to here?

Oh, I am sure they have a sense of humour at Onni - you think?

RE: RE 'Magical' Marketing Award
The second nomination for the RE 'Magical' Marketing Award goes out to the creative Realtors who took the time to 'jazz' up their little box ads in June's Sunshine Coast Real Estate rag.

The vast majority of agents stuck to the ho-hum, tried and true usual stuff: MLS number, listing price, address, etc., etc. But there were a few who you could tell really put their thinking caps on to come up with something snappy to make their ad stand out above the rest. I think it is time they received the recognition they are due.

Here's a sample of some of the best and you can decide if Sunshine Coast agents better the lower mainland.

I have to do it again. I am giving Onni, the developer of 'Edgewater at Porpoise Bay', a second nomination for the ‘RE Listing Magical Marketing Award’. Hey, when you’re good, you’re good.

I just discovered Onni has added new pages to its revamped ‘Edgewater at Porpoise Bay’ website and those pages include floor plans for the proposed townhomes. Now, there is a site plan on that page, too, as you can see in the image below.

My first thought was, “Is this it?” and then I noticed that button saying “Site Plan” which I clicked and a .pdf opened in a new tab and lo and behold it shows the same plan as above.

Well, isn’t this wonderful. Looks like Onni has really scaled back and now plans only 27 townhomes where originally there were 32 (back in 2007). So, what is going to occupy the rest of the 10 acres? Maybe instead of two Bocce courts (2007 proposal), there will be 6 - you think? I know back in 2011 Onni development manager, Michael Kershaw, said they would try to give each townhome an oceanview and it doesn’t look like that is going to happen but getting 6 Bocce courts by the ocean would more than make up for that, in my opinion.

So, its 27 townhomes on the revamped 'Edgewater at Porpoise Bay' development site, is it?

This is what the new revamped ‘Edgewater at Porpoise Bay’ site plan really looks like. In 2011, this new site plan called for 104 townhomes and then in 2012 Onni went back to the District of Sechelt and said it wanted to add another 12 bringing the total to 116 townhomes. The dark area in the plan above shows where those additional 12 townhomes would go. Now, it will only add those additional 12 townhomes if pre-sales go really well and you can read the story behind this development in this post.

To prove I haven’t pulled this site map out of thin air, I am including the original District of Sechelt document page below. All the pertinent details are on the left hand side of the image.

So, can Onni get away with this magical marketing? Oh, sure.

You see that new Site Map .pdf showing only 27 townhomes has a sentence in fine print at the bottom of the page. I have increased its size and offer it below as well as an explanation for “E. &O.E.“ which you will often find on commercial contracts.

I noticed that Onni still hasn’t corrected the new website’s development location map which shows Edgewater in the wrong spot hugging Dusty Road. Hey, Onni, have you figured out yet how the road got its name?

Anyone who has viewed my entries for RE 'Tipple' Award knows that I quite admire the work of West Van Realtor Jason Soprovich. I think he is one hard working dude especially when it comes to listing images. Well, I think he is due for some personal recognition and so I nominate him today for the VanPeak RE 'Magical' Marketing Award.

I do so because not only has he gone out of his way to take great pics of media rooms but he has gone that one step further by actually showing us what it would like sitting in those well padded and obviously very comfy armchairs and watching a movie - although it seems at bit odd to be doing so when the house has no inhabitants . Jason, on occasion, applies his industry to other blank screens in regular living rooms but it is in the media rooms that the effect truly shines.

So far, it looks like 'The Hunger Games' is his fav movie though it only edges out 'Avatar' by a screen and he has thrown in 'Ben Hur' just to keep us guessing. I don't know how he does this and perhaps it is best I don't because if I did it wouldn't be so magical.

Update (a couple of hours later):
I always go back into my posts to check for errors, etc and seeing these images again side-by-side I noticed another remarkable thing - all those screens showing 'The Hunger Games' are exactly the same dimension and showing the same perspective...duh. So, I am wondering if those media rooms even have those large screens on the wall or if, by chance, those images were captured from another website like say 'The Brick' and pasted into the picture...well, my golly gosh.

Yes, there is just so much that is 'magical' when it comes to real estate. Just when you think it couldn't get any more amazing, something else comes along.

I think everyone is in the doldrums these days. Vancouver Price Drop is on hiatus as is Whispers…so, I feel some levity is in order - time for a new nominee for the RE ‘Magical’ Marketing Award. In my last post, I showed how Realtor Jason Soprovich likes to play with the large screen in listing media room images and it turns out he is not alone.

I found two Sotheby listings that showed some creativity. The agent who is handling the listing on the left decided to appeal to the "Canadian” in all of us by pasting in a hockey game. However, the image on the right really showed some smarts by pasting in an outside shot of the listing itself onto the media screen - good thinking. Alas, no nominee there though since these were the only two examples to be found at Sotheby’s:

…it has to be the Hasman of Agnell Hasman who is behind the cut and paste. Here are four listings below from his own website showing that he has truly mastered this ‘magical’ marketing technique. So, today’s nominee for RE ‘Magical’ Marketing Award goes to that Vancouver gad-about and social butterfly Realtor Malcolm Hasman despite the fact he is obviously stuck in a rut unless he obsessed with that film and/or is the number one fan of director James Cameron who I read is now planning two sequels for his sci-fi movie.

Now, I happened to visit Hasman’s website the other day to see if he had any new mega, mega-buck listings and I think he is now carrying what must be one the most expensive properties in Vancouver. Apparently, it is so pricey that to find out its address and listing price you have to contact Hasman directly. The image below shows the back of the home and the media room gives you a good idea of the home’s opulence…

Yep, definitely stuck in rut. Yawn.

To take a more in depth look at this Point Grey chateau visit Hasman’s listings page. Click on ‘Vancouver’ and this home leads the pack. From what little I know from looking at such design mags as ‘Architectural Digest’, I would have to say that more than a few million went towards the decor. Of course, if you can afford to place Persian rugs throughout the kitchen and directly in front of the honking big stainless steel stove then money is no object. Who do you think owns this little Vancouver pied-a-terre? From looking at the pics, do you think they have any kids or do only two people wander around its thousands of square feet (if you don’t count the must have live-in couple looking after the inside and outside)?

To date, I have noticed only two agents who consistently practice this ‘magical’ marketing technique: Soprovich and Hasman and those two Sotheby listings have been the exception and not the rule. I am beginning to think that when the REBGV offered a 'How to Do More with Your Listing Images' course, only three Realtors signed up.

Something else has crossed my mind, too. Do you think they might be making a few advertisement dollars with product placement? Now, there is a thought.
