Parkland & The Mews - December 11, 2013
It’s time for an update on these two developments. There aren’t any sales to report, but there have been some significant changes. For the Parkland, two new spec homes have just been listed. They have been built on Lots 15 & 17, Woodsworth Rd. They have been listed with a street address (1047 & 1039) and I had to go back to the developer’s site plan and work with the Gibsons address map to try and figure out where these two homes were located. It wasn't until I realized that the Town is separating addresses by “4” that it all made sense. I find this really strange because according to the zoning applied to this phase, these lots are for detached single family homes. Perhaps the Town is preparing for the possibility that someday each home may include a rental suite. So, this is how I have deduced the homes addresses along Woodsworth and this matches up with these two new home listings on SC Realtor Gary Little’s Interactive Map. When I first posted about Parkland on October 5th, lots 15 & 17 were still listed. It is possible these homes were already under construction and the lot listings hadn’t yet been removed. If not, then these homes have been built in the last two months. It appears the developer has reached the same conclusion I been mentioning since I started posting - vacant land sales are a bust. So, he may be behind these spec homes because I can’t find any info those two lots were bought by a builder. In addition to these new homes, whomever is behind the ½ duplexes on Gerrusi Lane has upped the price on two of the three duplexes. One thing I can’t figure out is why 755 & 757 have different prices since they’re attached to and are mirror images of each other. Another change is that the square footage on these ½ duplexes has been reduced from 1000 to 953sf. Here is the updated Parkland spreadsheet. All changes since it was last posted are indicated in “blue.” The “SH-L” stands for “Spec Home - Listed”. Note: I have removed the “Mews on Gerussi Lane” and will handle that small development separately. Its many price changes are mucking up the spacing in my spreadsheet. The Mews on Gerussi Lane: Poor Mews - nope, no sales to report. However, the builder relisted all seven homes on December 5th and today he’s upped the prices. Yep, new MLS #’s and higher prices should move those babies. However, he must be anticipating a price drop early in the new year because I just checked the website’s house pricing and it hasn’t changed. It's either that or somebody is getting confused, too…LOL. Here’s the updated spreadsheet with the old listing numbers on the far right. All recent changes since my last posting are indicated in “blue.” |
